Venture property Services (VPS) first started work with Wellington Close Management (WCM) when VPS  negotiated a Lease Agreement on behalf of Orange Personal Communications to occupy the site. VPS were then instructed to renegotiate the leases on behalf of WCM that was coming to an end. The rental income from the telecoms operators played a major role in paying towards the upkeep of the tower blocks, providing steady income for the client.

The 3 tower and spur blocks of Wellington Close were built in the mid 1960's and were constructed of a single glazed aluminum curtain wall cladding system, having long passed its life expectancy. A full survey was carried out for each flat to access the amount of damage the structure had received and the ongoing problems of the old system functionality breakdown and damp ingress occurring.

At the AGM, it was agreed that the tower blocks needed a new cladding system to improve the standard of living for the residents and thereby meeting current regulations. Proposals were drawn up and an estimate for the works provided. To raise funds for to assist with the replacement cladding costs, the WCM proposed the development of penthouses on each of the tower blocks. VPS assisted with the design of the penthouses as well as the new cladding system, then proceeded on to gain planning permission for both aspects of the work involved.

With the design in place and the planning permission approved, VPS were instructed in obtaining quotations. VPS contacted multiple companies and then created and sent a tender document package to each who had expressed an interest in these works. Whilst the tender process was on going, WCM requested further information for a final presentation on specific elements of the project. This had to be passed on to each contractor and added to the tender document for future reference. As the tender documents were received, VPS compiled a database with all the quotes and provided a breakdown so WCM and the residents could decide on the overall most suitable options.
